A complete visual inspection of the outside of your home looking for any signs of damage, vandalism, forced entry, or other abnormal condition.  We will perform the following including, but not limited to:

• Remove any trash/debris 
• Examine windows/screens 
• Check for mail/packages
• Check irrigation functionality
• Check for pest/animal infestation
• Inspect breaker panel
• Check pool/spa
• Inspect AC unit(s)

A complete inspection of the interior of your home looking for any signs of damage, disturbance, water leaks or pest infestation.  We will also perform the following including, but not limited to:

• Run water in sinks/toilets
• Check all plumbing connections
• Verify operation of smoke alarms
• Check door/window locks
• Confirm HVAC is running properly
• Check operation of appliances
• Check breaker box and electrical
• Check for termite damage

Arizona can produce extremely powerful monsoon storms with intense wind, rain and dust.  We will send out an email notifying clients that a Monsoon / severe storm warning has been issued.  At the client's request, we will perform a thorough exterior inspection following the storm looking for any visible signs of damage.  We will complete a post-storm report with pictures and notify clients of any issues.

This is a safe and secure way to have keys available in case of an emergency or if someone needs to access a property .  At the client's direction, we will meet a designated party at the home to provide access or they can pick up the key at our office.  We keep all client keys coded and secured in a designated area at our office.

Select clients prefer to have us perform closing services for them once they have left.  We will perform the following including, but not limited to:

• Secure / cover outdoor furniture
• Set light/irrigation timers
• Shut off water to house
• Empty refrigerator/ice maker
• Unplug unnecessary appliances
• Set thermostat/HVAC
• Turn off/set water heater
• Secure doors/windows
• Close blinds/curtains
• Special requests

Select clients prefer to  have us perform opening services for them prior to their arrival.  We will perform the following including, but not limited to:

• Prepare home for client arrival
• Uncover outdoor furniture
• Blow/spray outdoor patio areas
• Turn on water supply
• Prepare all appliances for use
• Set HVAC per request
• Turn on ice maker/water heater
• Open blinds/curtains
• Special requests

For clients who have vehicles left on property, we will start/idle vehicles or keep the battery charged with a trickle charger.  We also service golf carts / batteries.  There are varying levels of services available for vehicles; we will customize to fit client needs.

Situations arise where clients have important mail or packages delivered to their home during their absence.  At your direction, we will retrieve any items and forward them as needed.

 As a keyholder, we can meet contractors or service providers at a client's home to allow access.  We can remain on site or simply allow access and secure the property after work is complete.  We can take photos of any services performed and provide them to the client as needed.
